Your analysis is not necessarily unsound and for all we know it might "collapse" tomorrow or next week or some future time.
LYC may or maybe not be valued incorrectly, but the company sits in a group of basically one peer at the moment (itself) - and no one else on the ASX, so if you want to invest in what LYC does and is proposing to do, It's pretty much this or nothing. A lot of people have made that choice to invest and are willing to support somewhere around the current SP or up a little or down a little.
That's where things roughly are now in the still pretty small world of investing in RE and the really tiny world of RE companies who are really pretty well developed.
Also, the ETF is ok as a super broad vibe on the world of part RE but really moves pretty independently and does its own thing. There is a LOT of non-RE in that thing.
