Well I know most developers and good Property owners were getting 0.5% as a margin before Subprime and now are paying 1%to 1.25%, so sorry guys 1.75% is for risky developers and property owners like Centro. Based on this they will be paying 9% to 10% interest, compared to 6% to 7% that they were paying before. Don't expect any Dividends for a long time guys.
I doubt it will gap up to 65cents, will be low 50's
