A huge problem is the drawn plans. In the distant past the plans were submitted to council and an inspector would check the plans for errors in relation to building codes. That has stopped now. The plans are still lodged with council and just stamped and issued. The council stamps a disclaimer on the plans saying all work to be done to code. But you could be 1/3 into a job before you know something is wrong. And there is always something wrong. Another huge problem is the client constantly making changes to the design. Jet
