You are right there malaga.
Close to public transport or the city, smaller houses will fall less then the large mansions in the outer areas.
Nevertheless, in my opinion they still are a very risky and poor investments.
Especially in Perth, where only the mining boom will stop a complete collapse. Anyone buying over here must have complete faith in the commodity boom.
A collapse of iron ore prices will break Perth.
I am not saying this lightly either nor do I hope it will happen as my little business will most likely cease to exist. But at least I am not leveraged and could survive a couple of years without working.
Most of my friends on the other hand will live most likely in poverty for at least a decade or so.
