26.20% sounds better. The 39.8% gearing is from Commsec. I don't even read VCX's earning report anyone. I bought it when it was called Centro. I just have a hunch that until recently, VCX was still doing the share buyback. They won't need capital raising, especially, with John Gandel being the majority holder, would he let the investment bankers take a 10% or more, bite out of him ?
