Sorry, but I don't see how you can come up with a 2c div. A div is based on taxable profit (?) and if that is the case then their taxable profit will be down for a couple of reasons.
1) All the centres they have sold to date have been in FY08/09, so any profit from those sale would have been included in the div annc already released (?).
2) With less centres it will means less rental income. Does mean less debt, but with less operating income comes less profit.
3) There was that court ruling last month that allowed a trust to not pay a div and instead use profit to pay down debt.
4) With only a 0.375c div for FY08/09 and taking into account the above I don't see how you end up with a possible 2c div.
Still think they are worth holding for the medium to long term, espically if you have picked up under 10c.
As for me I have decided to play the "free carry" game. Sold enough yesterday at 10.5 to get back my capital and left behind my 45% profit. Will wait till it drops back down and do the same again. Decided that for people like me that don't like selling a good thing when there is a good profit to be had that I can now have my cake and eat it to.
