I would not call this a distressed seller situation.

The market for eagle ford acreage is the strongest it has ever been.

As for the land holding,the technical data including porosity,permability,toc,brittleness,thickness etc is good for the oil window.

Technical issues involving lateral length,fracture stimulation and completion techniques have been sub standard.

I personally dont think the purchaser will dwell too much on current producing well results.

It wont be too long now and we will all know.
