Anyone see Trading Day on Foxtel a few minutes ago?
Some REIT analyst was quietly bullish, saying that trusts are being priced for a 70% loss of property values, which he thought was not realistic.
He also thought we would see overseas buyers taking out some Australian trusts at these sort of levels.
He gave quite a good precis on what caused the massacre in REITs, step by step. One of the factors was hedge funds having to rebalance weightings in property and not being able to sell unlisted property holdings... so therefore dumping the listed ones. This in turn caused panic, margin calls etc and had a flow on effect.
I didn't get the guy's name, but he wasn't wearing short pants and just out of Uni, he was an older guy with a beard and sounded like he might have half a clue what he was talking about! :-)
