Yes sly that's about the size of it. However now with this lease in hand we will expect announcements such as takeoff agreements BFS and timing of the first shipment to market. This news can only come now that we have the go ahead, sure compliance with environmental guide lines is part of it, as will always be the case. Lots of good news can now start to be feed to the market and l expect it will not always be at bum times, for SP to take advantage of the success management at VMS has worked hard to complete. This is a great achievement although the market today has under estimated the potential of this milestone.
