The 35 $m per annum sounds like rubbish to me. If you do the following calc: electricity sales $/yr = $/MWh * MWh/yr
for 40MW = 40MW x 8000 hr/yr and an average electricity price of 32.5 $/MWh (long term avg in QLD) you get around $11 million revenue per annum. So obviously the margin can't be $35 million pa!
I calculate the net cash flow is about $4 million per annum after the first three years. NPV is about 21 $million and I think the IRR will be greater than 17% in fact (but NPV is a better measure).
