Can't remember the legal term, but if one party is obviously unable to perform a contract even if they are yet to breach a term of the contract, then you have the right to terminate the contract.
The best example I can think of is say you booked Sydney Football Stadium for a 15 September football game. Today, the whole stadium is destroyed by a terrorist bomb and it is obvious it can not be rebuilt in two weeks. You would have a right to terminate the contract.
