$520m in equity ($174m cash) with no debt + Theo is running the company and the company is selling for > 50% discount to book value.
Even a numb nut would be able to make a decent investment with that balance sheet. Invest that into commercial properties that generate 7% return and the company would be cashflowing $36m YOY.
But I think Theo would be able to generate returns higher than 7%. More like 15% with him.
