One additional thing I would add re VPG is that they have a lot of properties with smaller values ie sub $20m.

I expect that these properties will be far more liquid than large properties, in the event they need to be sold. At this price point, there is a far larger set of buyers than for large property assets.

From memory, there was a post a couple of weeks back indicating that some NZ assets go under the hammer on 1 April (hopefully not an April fools joke!), and asking for input on other sales...anyone know of other sales?
