    "All that needs to be said is that new houses are not meeting new house demand"

    Have seen this argument constantly here, that new homes being built is not meeting the demand for housing being created by population increase

    If this demand was not being met by, lack of materials, builders, trades people, land (Land available now not some shortage that may occur in the future) or some other supply restraint, then it would be a sound argument.

    But this is not the case, people are just not buying new homes.

    Which means either this demand that is supposed to be there does not really exist. Or there is something else fundamentally wrong as to why people are not buying, like fears regarding the economy, jobs and housing affordability
