Buy in a cheap area and you can expect lower rents with lower quality tenats.
If you want into the property market and your intention is to rent it out, you might want to look at investing in a city that isnt Oz's most expensive, and head to Adeliade, Gold Coast etc.
As for the working side of things, I worked full time in an Accounting firm and studied at nights, and with summer school was completed in four years, as opposed to the usual 3, and I would recommend that to anyone.
