I was leapfrogged when I was younger by friends that waited and went straight into a quality house with a large deposit while I was busy upgrading from small unit. They also timed their purchase better well.
So they were in the market 1 year and had more equity than I did after 6 years in the market.
Timing is critical as with any investment but with property you usually buy so few in your life they quality should be high priority. You dump a bad share easy but property can be difficult to unload or even rent out.
