    All I have to add to this mark678 is make sure you understand and calculate all the fees, charges costs etc buying, maintaining AND selling before you do anything so you fully understand the whole process start to end from a financial modelling perspective, get out excel and put your skills to good use.

    agent fees
    loan break fees
    government fees & charges
    capital gains tax on expected return
    interest payments
    council fees
    property maintenance
    real estate letting costs
    insurance
