Yep. The reality is that pretty much everything is expensive. This is why some of the real estate strategies I have been using in the US are value-add, they are less reliant on market cycles as a return driver.
I have also got a reasonable weight to Alts strategies (which should be a whole other thread entirely!) as a way to hopefully offset the other positions in my portfolio.
