I do have to agree, on an asset valuation basis, the valuation is extraordinarily compelling. The attention drawn to rental income stream is something I've mentioned here before, interestingly, it is the first time in the longest time I can recall the rent declining. However, with the consistency of the results, and the solid assurance of the cash & asset backing, this is an outstanding value investment. Strip out the valuation gains and this is outstanding value based on the consistent property development profits in my view - Eternalgrowth.
