Yeah I get the boom, bubble, bust, crash cycle (particularly in mining) Only an idiot would think a stock, company or commodity can keep rising but why do you feel the need to pay out anyone going long for a year or two?
Houses don't stand forever either, you got the ever increasing council rates, water, insurance, maintenance, interest rates, land tax, stamp duty,capital gains tax etc, the list is endless! If owning a few rental properties is your thing then great (you've killed over the last ten + years) but it's not for everyone.
The trick with any market or investment is picking the top and getting out at a level you're comfortable with, having no regrets and moving onto the next one.
p.s I'm sure the BHP guys have enjoyed their dividends over the last ten years.
