we have two JV's in the offing. Two, one or none may see the light of day. While none would be deflating, I don't see it as being the end of the world, given what we know about the ground SPQ holds and where we are in the discovery phrase. To my mind a cap raise is inevitable in the near future. It's just the starting price and discount that may be applied, is the unknown. There is a bit riding on the report when it eventually arrives.
