It is easy to cherrypick positive or negative articles on NY house prices and I don't think it adds meaningfully to discussions here. See negative article below.

What I think is more important to understand is that the current discount to enterprise value is roughly 12.5% at the moment which seems more than reasonable to me considering the long term problems with the vehicle (it has never and won't be cash flow positive at least for the next 5 years...beyond that who knows).
