    I don't care so much about the lying being used as a negotiating tactic. What is wrong is soliciting the buyers agent to be your agent - that is unethical behavior that you are now trying to justify by saying the agent had a dual role. That is just not right as I am sure the seller would have considered that to be a MAJOR conflict of interest and I am sure they did not know about it.
