Thanks so much, I'll consider what you've said and first thing I will do is like you suggest, increase the discount rate to 12 (from 10%), and reduce my commodity prices. I'll have to have a better look at startup cost, capex and so on, thanks again I'll try a third time to attach my original sheet just incase anyone else comments, not sure if it will work though! If the upload doesn't work its probably a Safari thing (mac!) lol.
