valuation dates and book values

    I notice people are quite focused on what prices may be achieved for asset sales.

    A few things to keep in mind.. (and these metrics may be found on website possibly, not sure)

    When where the assets last valued?
    What is the current book value (or last val + capex expended since previous valuation)?
    Capitalization rates used in the last valuation? (alternately you may be able to assess yield (variant) using income and book value)

    The above (+comparable transactions in the USA for similar properties if you can get your hands on them some how)should give you some base for what the assets might sell for.

    Maybe use a couple of varying discounts to give you the low end of the realisation range.


    This may or may not be of use to any one however I thought I would post it given the immense amount of chatter on the subject in here.

    Also bear in mind there may be some other factors that I havent put down as I dont intimately know the company, the assets or the depth of potential buyers.
