Yes. But considering that the SP is now less than that calculated 6 months ago by Ferg (and arguably with quite conservative assumptions), I would be interested to hear how those assumptions may have changed since then and what effect they have on SP.

The figures don't necessarily include some of the intangible factors that you mention, but certainly help to provide a basement level.
