im a value investor, the disconnect b/w BV and Mkt cap was insane, even more so now - only reasoin i was lured in. This unnecessaery dillution throws ur div/yield out the window. Years of BS repair are ahead of us. Billions in debt must be retired coupled with the demands of major capex pipleine that wont be sourced from operations until some semblance of "normality" returns to footfall + online growth is curtailed/ a strategy (dont expect much from these muppets) is developed to evolve the group to match/meet the online exodus, which again, requires more capex funds for strategic investment....free cashflow wont be available for a while.....

where was the cap raise months ago when s/p was over $6 (CDI)??!! They'll be lucky to do it at $2.10.....

Like many REITs/Asset heavy stocks, typical mngt follow the MUPPET world-wide dummy handbook 101, declare reval after reval of assets to boost the P&L (non cash) and borrow big on this to fund the ever increasing pile of divis, all the while plundering blindsighted shareholders with perf bonuses and LTI schemes - win win for all aint it - tell that to any airport who have leveraged the value of a nail 10 fold (NZ/SYD) and almost every other REIT.....the theory works because asset values perpetually go up......lol....and here we are...massive discconect to BV (*because values DO NOT perpetually go up) and left with a debt pile the size of MT Everest....the result of GREED at its finest and self interest pursuit of mngt.

muppets up top must be hung for this. Incompetence to the extreme....did they explore possible mergers with a cashed up group with alternate property exposure to ours? One with low gearing and then divest assets/utilise cash balances to appease the debt masters? Why not sell flagships?

Surely any other recourse has a lower cost than the cost of equity....muppets too proud to liquidate flagships! Pure mngt ego over shareholder interest. would rather us burn at $2.10 than come up with anything more persuasive.

sack the lot. Mute any calls of divis or yield, totally pointless as already pointed out in the reset speel...

glta patient and battered holders....
