you forgot to the first 2 years of 5mill off the bottom line ... so more than 7 years.. plain and simple this business not not worth goodwill of $50mill.... even at half of $85mill on the figures we have its too much including the property.. UNLESS 2019 was a cracker of all proportions. but i doubt it..

debtors means nothing if we are also picking up the creditors ? lets see that figure as well no ? too much not known at this stage but my gut is this is overpriced more than double..
