    Umm, yes it can be sold under reserve!!!

    Why do you think at auctions the auctioneer goes off and seeks instructions from the vendor. They then return and Voil? the property is "on the market" regardless of an arbitrary price in the vendor's mind. The reserve is not set in stone on the day.
