I see such a need to premium office space, especially in the legal, finance and accounting professions. I work at a large professional services firm and we are running out of space, in fact we over book (by about 15 to 20%) because we expect people to work flexibly or from home.
A huge reason why I think VOL is a good product because these kind of workers will not want to rub shoulders with coders, software engineers and otherwise start-up people. The premium market for office space is not very well capitalised by IWG, WeWork, WOTSO etc. VOL has its niche and should be comparatively well protected in a recession.
