    Actually the properties are still valued at their acquisition price from IronGate a year ago when interest rates where close to zero.
    I would expect an "independent" revaluation before EOFY.

    Office buildings offering a cap rate of 4.5% when interest rates were close to zero was great.
    But when forecast peak interest rates is 4.1%, not so much anymore.
    Something has to give and it's going to be valuation.

    The market understood it a while ago hence the heavy discount to NTA across the REIT sector.
    But obviously not all retail investors have come to that realisation yet.
