Same goes for buying a house in Australia....in the past. You can wait and save up to buy more shares of the house or go to bank and borrow to buy it straight away with less of your own cash but get all of the upside. But more than ever, the risk is on the downside for housing here. Just like trying to raise cash for a hard rock lithium mine 18mths ago with your 20% IRR assuming $50,000 US/t lithium carbonate. Too much downside for a bank. But with VUL, sure, they need quite a heap of capital up front, but the operating profit is substantial and essentially guaranteed. Loan can be easily serviced.
