I agree that the run down close in areas will eventually turn around . I believe that's happening in Redfern right now . In Melbourne think Richmond , Collingwood , Fitzroy , St Kilda , Williamstown etc . They are recent examples ( 30 years ) of gentrification .
However , timing the change is the speculative part .
Everyone thought Docklands was going to be it but it seems to be struggling . I still think that one day it will be a very popular address but it might take another 20 years .
Job losses are a concern however when one door closes , another opens . I have a few tenants who now work from home part time , thanks to the internet. That option simply didn't exist 10 years ago . So if you live in the burbs , you may not have to travel to the city any more . This could have a significant effect on suburban real estate .
While I believe that the NBN will have an effect on property for this reason , I'm just not sure how much .
