Nice post...i think you summed it up well in dot-point fashion...my answer to your question about any thoughts etc...is I topped up this morning...now I'm in the top 10 at AVB...however, SWC is still the undisputed king...
Imagine being in that position if you had been in SFR...Like zachary said, "...Below is the stuff that made SFR what it is today"...I reckon the last ann put AVB over a tipping point...where IMO only the evidence is too compelling...this view up against the uncertainties in global markets...
