a potential buyer approached me once.....wanted access to the house before settlement...so she could turn it over like Warnie....I said no....apart from the fact she had no prior experience....my question was...who is responsible if the reno's goes wrong....what if they caused more damage or any damage to the property....
what if I had let her do a successful reno...and then renigged on the deal...
what if she had run into problems, then run out of money and left me with a half finished reno ????
why should I allow someone to make a motza at my expense...I can do a reno if I wanted and make the money myself.....

I believe the risk is too great for both parties...
I would much prefer to buy the house and have it settled, then do the reno, then sell....costs increase but less risk...
actually she had been to Henry Kaye's seminars....paid about $10,000 for his advice...
became very abusive when I said no...and explained my reasons...
just wondering Warnie....how do you protect yourself ?
