Property was cheap last year. There were some rather stressed vendors who were forced to sell and let property go for a cheap price. I was a long term bear on property but figured that if the covid situation couldn't crash it then nothing could as the government would just pull another rabbit out the hat to save it. I gave up waiting for a GFC style crash like the USA had.
I went to many open homes probing the agents for information on the vendor. I ended up finding a house that was tenanted, poorly presented and in need of some cosmetic work. Vacant possession was not available but the agent did jump to attention when I offered a short settlement not subject to finance. We came to a very good price and now I can get on with my life.
