Actually Im not here to debate..just to get down to the truth. Do you disagree with what i have said about their gearing? Do you think cap rates have only risen by 10 basis points in the U.S? Do you know where their true gearing covenant breach point is? Do you believe management when they say they dont have any sales evidence so they shoulod keep the Aussie cap rates the same?
