for specific postcodes i would suggest applying other specific factors 'working' in those areas...
changing demographics, changing infrastructure, changing attitude of speculators regarding all or just that area, changing conditions regarding aquisiton of funds, changing standards of valuation of 'commodity' and lastly (for this post)changing outlooks on profits achievable in the class...
