Look, just tonight I've sent an email to HC management on behalf of a small number of us who have discussed this privately, offering them first option on the proposal on a commercial basis. I've done this on the basis that I initiated this notion so its incumbent on me to take it further, if it is to have legs, and because I prefer not to bite the hand that has fed us. That means HC should have the first option to deal with us if it holds any appeal to them.

If HC does not have an interest then I believe that we can pursue the development independently, without any qualms.
