Yes that's correct and if you reduce the 80c by net interest to be paid over a period of 6 years to repay the debt looking at the WAL for the assets you get to the 61c left over which again is only paid out over a number of years looking at the WAL for the assets.
My very bad guess at value without any debt crises i.e. house prices plumit in Australia, is between 10 and 12c
I think the discount remains because of the uncertainty re. house prices in Australia and the high levels of residential mortgages.
