Per the capital raising prospectus page 113:
Interesting going back to 2017, the capitalisation rate was between 7%-7.5%, now its 5.5% odd.
That's quite a bit of retracement if cap rates go back to their more historical norm. In turn this would suggest high risk of NTA declining significantly.
$1.56 NTA, if say a 40% discount to NTA to reflect risk, this would result in a share price entry point of 94c.
Lets see how the market prices ASK over time.
