alas, Yellowdog, the advisor doing an audit is not a trusted friend but an MLC advisor with a vested interest in gaining our business, so yes, I will be carefull. You seem to know the business, YD, and you are probably right. I thought with low -moderate risk there would be a slow but steady appreciation , with one or two hiccup quarters, but not a steady downhill slide over two years.
