    I gave you a thumb up for that but it had already been thumbed down ? I reckon people who provide information to the forum deserve a thumb up but hey , that's just me .

    Two separate topics here .

    1. The NRAS . If the government has to provide incentives , it's makes you wonder why ?

    I can see why they may have to provide assistance in rural areas or maybe the burbs , but inner city ?

    Anyway , if you go to the website above it gives you an idea of the spread of properties. Alternatively , just google NRAS and you can see the properties advertised through RE agents.

    I'm not going to say that this would be a bad investment but it appears that there are too many variables for me and not enough reward to warrant the risk . That said , I'm going to spend a bit more time researching it though as a matter of interest .

    2. Empowered property people . While there's nothing wrong with providing a service and getting paid for it , their ad lacks detail which sets off alarm bells for me .

    The figures . The example provided doesn't mention purchase costs ( stamp duty etc ) nor does it mention management fees , body corporate etc . Throw those numbers in and the dynamics of the investment change significantly .

    The loan is an interest only of around 6% based on those numbers .

    And of course , they aren't going to do this for free . As I said , people shouldn't be expected to work for free but I do wonder how much they charge ? Another very important factor .

    There are a few lines in their ad that unfortunately are commonly used in these types of ads that concern me .

    " What if the tenant trashes the property or doesn't pay rent? Well, remember the property is being rented by hard-working people earning between $45,000 and $108,000, and between the diligent Property Manager and Insurance you are fully covered by what might go wrong."

    Insurance is another cost . Dilligent property manager ? Whose , there's or yours ?

    The hard workers . Nothing wrong with them but if they are effectively struggling to pay their rent you have already increased the risk on your investment as compared to going with regular tenants who can afford the rent .

    Wealthy fat cats ? Give me a break !

    And my favorite .

    That's very community spirited of them but y'know , I think I might have heard that before ?

    That's all just in my opinion of course .
