    You assumptions are correct, i have access to the equity, not cash on hand and you raise a very valid point regarding interest rates. Then theres land tax. Scratching my head as to how investing in the current market is viable given its inevitable that interest rates will rise and the uncertainty of the global economy. I need to do more homework but perhaps its best sitting on the sidelines as another user mentioned
