What do with 2.5M-3M Equity

Keen to hear suggestions on what you would do if you've built up 2.5M to 3M in equity?

This is a bit of a how long is a piece of string question and i'm not looking for any "depends on your goals" responses.

The goal as with all investments is to maximise returns whether it be through capital growth or passive income or both.

I'm after suggestions as at the moment the funds are sitting pretty, stagnate, not working for me.

Some suggestions:
1) Buy 1 house property and rent it out. Typically return will be less than 5% rental return however potenial for greater capital growth
2) Buy multiple units and diversify suburbs/states and achieve minimum 5% rental return. Less potential for capital growth
3) Buy a parcel of land and subdivide, sell both. Rinse and repeat
4) Buy run down, revamp and sell. Rinse and repeat

Option 3 and 4 seem more intensive and would require additional time and stress. Option 1 and 2 would be on autopilot aside from the odd RE phone call/inspection.

Please throw ideas at me, what you would you, how would you approach the market?

1) buy your own house, you live rent free forever, you own it, no one can kick you out, if you want to sell it in the future it's tax free,

2) buy your self a brand new car, not the one you've always dreamed of, ie, BMW, Mercedes, lambo,,,It's a waste of money and you will attract attention for all the wrong reasons,

3) contact the ATO to to see how much you are allowed to add to your super, per year,

4) allocate money to a little slush fund for party money, snort it up your nose, piss it down the toilet, I don't know your habits so you need to be able to fund it from somewhere,

5) $3 million is chicken shit, by the time you've brought a house in the burbs so you don't attract any unwanted attention to your self, buy yourself a car that doesn't attract any unwanted attention to your self, reduce the amount of money in your accounts so you don't attract any unwanted attention to your self,

You'll find that you will blend into society with next to zero problems in your life, banks won't contact you or hassle you with garbage investment ideas,

6) set up your share portfolio with a dividend return, the cheques are in the mail or direct to your bank account,

7) you will now live happily ever after under the radar,

You've now run out of money, and your dick isn't as big as you think it is, enjoy your money,
