Then you lodge a complaint and take them to the tribunal if necessary to either get the issue fixed or if warranted the lease terminated without consequences to you.
I agree with what most of the things you have said Malaga - I always tell my tenants right upfront that if they look after me I will look after them. To that end if they have a short term financial problem we will work something out. However if they don't do the right thing then you have to come down on them like a tonne of bricks. Reality is I think the ones that just up and leave are less of a problem than those that don't leave when they are supposed to. At the end of the day I will use the tenancy law to my advantage on any technicality I can find if I want to get rid of someone. Not to mention sometimes acting like the meanest guy in the room helps get rid of a problem maker.
