    I predicted (and continue to predict) a process, Gobster. That process continues to play out.

    RHG was a part of that (oh, but you still think RHG's going to recover, don't you? Good value, isn't it?). ALZ is also part of it, which will become clear in time - they're just not fessing up to it, yet.

    Property prices are an effect, whereas liquidity and credit availability/pricing are the causes. If listed property trusts are having to return to the banks for finance, what do you think property developers will have to do? Do you think that the foreign credit markets will stay open just for them?

    What's going to happen to your distribution if, like LPT's, ALZ can't rely on revaluations to fund their dividends anymore?

    You have NFI at all - you don't understand what ALZ does, how they get their funding, what effect world-wide conditions will have on their business going forward, the difference between realized and unrealized gains, or what will happen to their distributions and share price when this all comes out.

    You'll find out, though Gobbo - don't you worry about that.
