snappy, are u another earning only 50k pa.......get real about the rent if the house is worth 400,000 it needs to earn 20,000 pa, before the landlord pays all the fees, interest rates etc..........anyway, its the tenants that drive up rents,,,,,,,,,,they want to live their and pay the market value..........
