Estimated Total Sale Price minus Estimated Total Costs (don't forget the interest to the Bank) divided by number of Ha/Acres utilised equals $return per Ha/Acre.
$Return/Ha/Acre divided by $Value of Land per Ha/Acre multiplied by 100 equals % return.
