Perth has been close to boom conditions over last year imo at around 11%. I wouldn't call 11% cap gain (average) + rental returns normal.

and just before that Darwin for a couple of years was booming 10% +

then Melbourne 09-10 prior to that 10-20% for 18 months.



I cant recall any other boom conditions than these last 5-6 years, except for the mining towns, which I didn't include as they have been volatile
